Pruksa Opens Its Phuket Houses to Foreign Buyers: Inside the 6 August Launch

On 6 August 2026, Undersun Estate and Thai developer Pruksa hosted a closed event for Phuket agents and brokers at Amora Beach Resort Phuket in Bang Tao. Around 200 brokers attended, three residential projects were presented, and the sales structure for foreign buyers was set out in detail. From that date Pruksa's Phuket projects are available to international buyers, with Undersun Estate acting as master agent for the developer on the island. As of 21 August 2026, entry price for a house with its own land is THB 5.85M (approx. USD 178,000).


What happened on 6 August
The event ran from 16:00 to 18:00. Bogdan Dyachuk, CEO of Undersun Estate, opened it; Khun Krisada Bijaisoradat, Marketing Manager at Pruksa, presented on behalf of the developer. Agents went through the three projects, the sales flow and broker terms, and the final half hour was given to questions from the floor — most of them about how a foreign buyer takes title and what documentation the developer provides to agents. Pruksa has been building in Thailand for more than thirty years, selling to the domestic market. On 6 August the company introduced its product to Phuket's international brokerage community for the first time.

Who Pruksa is
Pruksa Real Estate was founded on 20 April 1993. According to the company, it has completed more than 800 residential projects across Thailand and handed over more than 290,000 homes. The parent company, Pruksa Holding, is listed on the Stock Exchange of Thailand under the ticker PSH, trading since 1 December 2016.
A listed developer publishes audited accounts, so its financial position can be checked on the exchange. Three decades of delivery give a track record a buyer can inspect: how the company handles completion dates, and how its estates hold up five and ten years after handover. Layouts, materials and building systems are standardised across hundreds of projects nationwide.

The Plant is a gated estate of two-storey detached houses on Thepkasattri Road. Three layouts are offered: Pricey, 142 m² on a 261 m² plot with 3 bedrooms and 3 bathrooms; Ariel, 162 m² on 210 m² with 4 bedrooms and 3 bathrooms; and Propose, 162 m² on the largest plot in the scheme at 293 m². The estate has a swimming pool, gym, playground and park, a single controlled entrance, 24/7 security and CCTV along the perimeter. UWC Thailand International School is 6–10 minutes away, Lotus's, Makro, HomePro and Thalang Hospital 7–10, Thanyapura Sports Resort 8–10. Boat Avenue, Porto de Phuket and Laguna are 15–20 minutes, the airport 16–20, and Nai Thon, Layan and Bang Tao beaches between 17 and 25 minutes.
Pruksa Ville The Connect offers single-storey semi-detached houses of 90 m² on 140 m² plots, with 3 bedrooms and 2 bathrooms. The estate is gated, with one entrance, round-the-clock security, CCTV and a playground within walking distance. It sits on the same Thepkasattri corridor in Thalang as The Plant, with the same drive times to schools, shops, the hospital and the west coast beaches. One house remains, sold furnished.
The Palm Residences in Kathu offers the Bismarckia house type: 292 m² on a 334 m² plot, 4 bedrooms and 4 bathrooms, delivered turnkey with a fitted kitchen, finished bathrooms, air conditioning and full-height glazing onto a private garden. The gated estate includes a pool and terrace, fitness centre, lounge and clubhouse, with a concierge service for residents. Phuket Country Club is around 5 minutes away, Red Mountain Golf Club 7–10, Andamanda and Central Phuket around 10, HeadStart International School 10–12, Bangkok Hospital Siriroj 12–15, and Jungceylon, Central Patong and Patong Beach around 15 minutes. The airport is 45–50 minutes.

What happened to prices in the two weeks after launch
On 6 August the range started at THB 4.75M. Those houses sold out by the end of the month, and the current entry price at The Plant is THB 5.85M — a difference of THB 1.1M in just over two weeks, driven by the first wave of demand before any wide advertising. At Pruksa Ville The Connect, one furnished house remains at THB 7.39M.

Houses with land under THB 8M: a thin part of the Phuket market
Foreign buyers on Phuket usually choose between a condominium and a villa priced from THB 13M. Houses with private land in the THB 6–8M range come up far less often, and this is where Pruksa's Phuket product sits: 3 to 4 bedrooms, a private plot, completed by a national developer.
The profile it suits: families relocating with school-age children, with UWC and HeadStart 6 to 12 minutes from the projects; buyers who want a house rather than a unit in a building but are working below villa budgets; and long-term rental investors, where the tenant is an expat family or a Thai household rather than a holidaymaker.
How a foreign buyer takes a Pruksa house
In these projects the house and the plot are held by the foreign buyer on leasehold — a registered lease of 30 years with the option of two further 30-year terms. Registering a lease at the Land Department costs around 1.1% of the value (1% fee plus 0.1% stamp duty).

What has happened since
Since 6 August we have been presenting the projects at agencies across the island and working with the developer on the material international sales require: translated documentation, price lists and broker terms. Project inspections for brokers and their clients run daily.
