The spread runs from about $2,500 to $5,800 per square metre, and distance to the sea explains most of it. Kathu sits inland, ten minutes over the hill from Patong, and the same budget there buys the lowest price per metre on the list. In Kamala, Bang Tao, Layan, Karon and Rawai you pay a premium for the location, and within each of those areas the walk to the beach varies from one project to the next.
For foreign buyers, Phuket property in a condominium is registered either freehold or leasehold.
Freehold means full ownership in the buyer's own name. It is available while the building's 49% foreign quota still has room.
Leasehold is a long lease of 30 years with the option of two further 30-year terms.
What $200,000 Buys Inland: a House With Land
The same budget moves you into a different product entirely once you leave the tourist strip.

A house works out at roughly $1,200 per square metre of built area, against $2,500–5,800 for an apartment near the sea. The price includes a plot and two parking spaces. The beaches are a twenty- to thirty-minute drive away.
The houses listed above are sold to foreign buyers on a leasehold basis, and lease registration costs around 1.1% of the value.

Is It Worth Buying in Phuket or Renting Long Term?
The answer depends on how long you plan to stay in one place.
A one-bedroom apartment on a six- to twelve-month lease runs at roughly ฿14,000–25,000 a month in Rawai, ฿15,000–28,000 in Karon and ฿22,000–45,000 in Bang Tao. At 33 baht to the dollar that is $420–1,360 a month, based on market data as of August 2026.
Over a year that comes to $5,100–16,400, which is 3% to 9% of what the same apartment costs to buy in those districts. In Kathu the rents run lower, ฿10,000–18,000, and so do the purchase prices.
For a buyer who expects to be on the island for several years and wants the unit waiting whenever they arrive, the arithmetic points towards buying. For a buyer whose plans change every season, renting keeps more freedom: no transfer costs at entry, no resale timeline at exit, and the option to move districts once they know which part of the island suits them. Some buyers purchase purely as an investment, to let out or resell.
Phuket off-plan vs resale at $200,000
The two options behave differently depending on what you are buying.
For apartments, both markets are open. An off-plan unit costs less per metre at launch and is paid in instalments through construction. A resale unit is finished, inspectable and available immediately, and an older building will normally give you more floor area for the same money: a ten-year-old 45 m² apartment competes with a new 30 m² studio at the same price.
For houses, the choice narrows. The projects in this budget are all sold by developers, and the two above are within a few months of handover, so the wait for a buyer entering now is short.
Resale houses do come up, usually sold by Thai private owners. The paperwork is more involved than in a developer project: the ownership structure for a foreign buyer is put together for the individual transaction and agreed with a private seller.
Phuket property investment returns at this level come from two parts. The first is the change in the project's price between purchase and completion. The second is rental potential: the rate the unit achieves and how much of the year it is occupied.
Liquidity sits alongside both — how quickly the property can be sold when the owner needs to. It depends on the district, the type of property and the price the buyer came in at.
How the Payment Schedule Works
Phuket off-plan property buying comes with the option of paying in interest-free instalments. The developer sets the schedule, and across most projects on the island it looks like this:
- reservation deposit of ฿100,000–200,000 (about $3,000–6,000), which takes the unit off the market;
- the main contract signed roughly 30 days later, with a first payment of about 30%;
- the balance split across construction milestones;
- with some developers, instalments continue after handover.
Percentages and milestone counts vary from developer to developer, so the schedule for a specific project is worth reading before the reservation.
Phuket property investment costs Beyond the Price
Three items sit outside the purchase price. All of them scale with floor area; the figures below are developer price-list averages for 2026:
- the common area fee, ฿80 per m² per month, usually invoiced once a year. For a 34 m² apartment that is about ฿32,600 a year, roughly $990;
- the sinking fund, a one-off ฿800 per m² contribution to the building's capital reserve — about ฿27,200, roughly $825, on the same apartment;
- electricity and water meter connection, up to ฿20,000, around $605, paid once.
Moving into a 34 m² apartment therefore costs about ฿47,000 ($1,430) in one-off charges, with the common area fee continuing every year.

What a $200,000 Budget Actually Opens Up
A $200,000 budget property allocation in Phuket leaves a fairly wide choice. It covers one-bedroom apartments and studios in the tourist districts, and houses with land further inland — for example, a three-bedroom house in Thalang.
