What a Power of Attorney Does — and Doesn't — Cover
A Power of Attorney is a document naming a representative and giving them the right to sign, on the buyer's behalf, the documents needed to register ownership at the Land Department. That's its main use in the transaction: the reservation agreement and the main sale and purchase agreement usually don't need a POA at all — the buyer signs those electronically, and the paper originals are sent by courier for the file.
The representative under a POA can be an agency staff member, a lawyer, or someone the buyer trusts — the document names exactly who it is and exactly which actions it covers.

These timeframes are approximate: a specific developer or seller may agree to a different schedule.
If the POA is signed outside Thailand, it needs to be notarized or legalized at a Thai embassy or consulate where the buyer is located — without this, the Land Department won't accept it for registration. How long that legalization takes varies by country: sometimes a few days, sometimes several weeks, and it's worth building that time into the schedule upfront.
Transferring Payment Without a Trip
Payment is transferred from abroad to the developer's or seller's account, usually by SWIFT bank transfer.
To register a condominium as freehold for a foreign buyer, the Land Department requires confirmation that the purchase funds entered Thailand in foreign currency — this comes from the Condominium Act, not from any single bank's own rule. That confirmation takes the form of a Foreign Exchange Transaction (FET) form, which the receiving bank issues under Bank of Thailand rules, or a short confirmation letter instead — which one the bank issues depends on the transfer amount and its own internal rules; it's worth checking with the receiving bank in advance, before transferring.
What Still Gets Checked on the Ground
Signing remotely doesn't remove the need to check the property itself — these steps just happen without the buyer there in person. Full legal due diligence is a separate paid service through partner law firms, and it's worth treating that as distinct from the basic check.
A technical inspection of the finished unit — checking the quality of the finishing and the building systems — also happens on site, even when the buyer doesn't travel: it can be carried out by a representative under the same POA or under a separate instruction.
What to Check Before Signing a POA
Two things are worth attention. First, how the authority is worded: a POA that's too broad gives the representative more power than the deal needs; one that's too narrow may not cover one of the documents, which then has to be signed again. Before signing, it's worth checking that the list of permitted actions matches exactly the documents due under the transaction schedule.
Second, the time a POA takes to be legalized abroad, if it isn't signed in Thailand: that can take anywhere from a few days to several weeks, and it's worth building that into the schedule with some margin.
