Choosing a Real Estate Agency in Phuket: What Foreign Buyers Should Pay Attention To
You can tell whether a Phuket agency is worth working with before you sign anything. The listings, the answers you get to awkward questions, whether the agent knows projects outside their own inventory, how far into the purchase they stay involved — much of it shows up in the first few emails.
Agency or independent agent: what changes for you
Phuket has plenty of both, and both include excellent operators and weaker ones. With an independent agent it is worth looking at their experience and how long they have been on the market: there are also "professionals" for a season here, people treating this as temporary income while they winter on the island, and they may not be around for the final stages of your purchase.
The other thing to keep in mind is inventory. An independent agent usually works from a smaller pool — a few developers they have known for years. An agency holds properties across different developers and the resale market.
Whether to buy through an agency or go straight to a developer's sales office is a separate question, covered in Buying property in Phuket: direct from the developer or through an agency.
Does the agency know the market beyond its own listings
Ask about a project the agency does not sell. If the answer steers you back to something in their own inventory, the agent may not be following the market.
An agent who is in the market compares projects across developers, explains why prices in Bang Tao behave differently from Rawai, tells you what is happening on the resale side, and answers with numbers where others reach for "great location".
Undersun Estate's database covers more than 500 developer projects and more than 200 resale properties. That range lets the agency put several alternatives in front of a buyer against a specific brief.
What the listings tell you
Listings show how an agency works in general, including whether it runs fake listings at falsely attractive prices to generate enquiries. Prices should match what is genuinely on sale, availability should be current, and the photographs should be of the project itself.
A "from" price is standard practice and refers to the entry-level unit in a complex. In Undersun Estate's inventory, new-build studios start at around ฿3.3M ($100,000) and villas run past ฿26M ($800,000), converted at 33 THB/USD in August 2026.
A listing shows the project as a whole. The specific unit, floor and view get settled once you tell the agent what you are looking for. Ownership works the same way: a unit is freehold while the building still has foreign quota available. Once that quota is taken, what is left is leasehold. The agent checks this with the developer for the unit you choose. What a foreigner can and cannot own is covered in Can a foreigner buy property in Phuket.
If a price in a listing sits absurdly below the market for comparable properties, treat it as a warning sign. There may be no real unit behind it: the property sold long ago and the listing stayed up. Or the price is genuine and there is a reason for it — the floor, say, or the condition of the unit. Ask which unit it refers to, whether it is still for sale, and how it differs from the rest of the project.
Undersun Estate publishes to more than 110 portals in 80+ countries, and we work to keep that data honest and current, as far as a fast-moving market allows.
Industry standing: what it gets you as a buyer
Undersun Estate co-founded the Phuket Property Association, which brings together more than 1,400 professionals and 150 developers, and is a partner of the Phuket Real Estate Association (P-REA), the provincial industry body. Membership in these organisations is voluntary, and there are capable agencies working outside them. What industry ties do give an agency is earlier sight of new projects and sales launches, before the information is publicly available, and the standing to negotiate special terms for its clients on the back of a long working relationship with a developer.
What that gets a buyer: in one of our purchases, a client took three apartments in a Kamala project at its final construction stage, and our relationship with the developer got them 15% off for buying as a package. Over two years the client's position was up by around 30%, and half of that came from the discount they entered at.
How they answer your questions
Directness matters more than speed here, though speed tells you something too: if the first email takes three days, the rest of the purchase will feel the same. Good signs: the agent tells you what the service includes and what it does not; talks about a project's drawbacks as well as its strengths; knows the districts; says "I will check with the developer" when they do not know.
A good agency tells you upfront what happens after the deal. Undersun Estate stays with the buyer past signing: we help with acceptance, support registration, and when you decide to sell we bring the property to the resale market. Checks on title, developer and contract documents are done in-house as part of buyer support; full legal due diligence goes through partner law firms.
Who will actually handle your purchase
You will be working with specific people, and it helps to know who they are.
The Undersun Estate team includes agents working in English, Russian, Ukrainian and Thai — different temperaments and interests, the same seriousness about the work. You can work with whichever manager you are most comfortable with.
Does the agency stay with you through construction
A large share of Phuket purchases by foreign buyers are off-plan, and the gap between the first payment and the keys runs from several months to a couple of years. This is the stretch where agencies differ most: your money is in, you are in another country, construction carries on without you, and whether your agent stays reachable starts to matter.
The schedule usually runs reservation fee, first contract payment, then instalments tied to construction milestones, with the balance due at handover. The exact terms are in the contract for the specific project.
Developers send their own payment notices. Your Undersun Estate agent can keep the schedule alongside you, flag an upcoming instalment, and check with the developer that a payment has arrived. If you are transferring money to Thailand for the first time, the agent can walk you through the procedure.
So that you are not left guessing, Undersun Estate can send photographs and video from the site and pass on developer updates as construction progresses. While you are outside Thailand, the agency puts your questions to the developer for you.
Handover, registration and what comes after
Acceptance is where defects get recorded while the developer is still responsible for them, and the point is to find and fix everything at the developer's cost while that holds. Undersun Estate can help with acceptance: for smaller condominium units the agency can inspect on the buyer's behalf when they cannot travel, and pass the defect list to the developer. For villas we recommend running acceptance together with our partner contractors.
Transfer of ownership is registered by the Land Department; the agency supports the process where needed, including through a power of attorney with the buyer absent. After the keys, the document set for the property stays with you.
What to talk through with an agent on the first call
- Which districts fit your scenario: living there yourself, coming for the season, letting the property out.
- How the projects you were shown differ from each other, and why the agent picked these.
- What the agency's service covers, and which stages it stays involved in.
- How the payment schedule works on the specific project, and what happens between instalments.
- What acceptance involves and who carries it out.
- Which language and which messenger are comfortable for you.
