This time, the event took place in the Similan Ballroom at SAii Laguna Phuket — 2.5 hours of focused, practical content with no fluff. The “Property Exchange” format was not a conference filled with general statements, but a working toolkit: demand trends, lead generation tools, sales tactics, and — most importantly — a discussion about trust between buyers and agents.
The event was moderated by Bill Barnett, Managing Director of C9 Hotelworks and one of the most quoted voices in the Asian real estate market. The agenda was packed: a discussion on how the language of sales has changed in the premium segment, an analysis of hidden ownership costs such as maintenance fees and sinking funds with experts from JLL and CBRE, a presentation of new digital tools for agents by the FazWaz team, and an overview of Thailand’s Long-Term Resident Visa as a demand driver. Every topic was practical and specific — without empty talk.

We were invited to join one of the key discussions of the event — “Winning Buyer Confidence. How Associations Can Elevate The Marketplace.” Bogdan Dyachuk, our CEO and Co-Founder, spoke on the panel alongside the President of the Phuket Real Estate Association and the Founder of PCA, the Property Certified Agent program.

The discussion focused on how professional associations can genuinely improve buyer trust in the market. Bogdan spoke not in theory, but through concrete examples from the association’s work.
The association brings together Russian-speaking real estate professionals — one of the key demand segments in Phuket. But the next step is integration. Not just the parallel existence of Russian-speaking and Thai brokerage communities, but real cooperation between them.
The tools are practical: joint project inspections with 30–40 agents, honest dialogue sessions with developers where difficult questions are asked, educational formats such as legal briefings and marketing workshops. Looking ahead, cross-market meetings and certification for foreign agents are the next steps toward greater professionalization of the industry.
